New Port Richey will “Rock the Park”, for the second year in a row, at the Sims Park Amphitheater.  Presented by the Tampa Bay Times, on Saturday May 19, this free concert will feature several local artists including the 3-piece alternative band from Tampa-Sunshine & Bullets, as well as Chicago blues artist R.J. Howson!

This event is designed to entertain not just the grownups, but the kids as well!  There will be face painting, bounce houses, and lots of food and drink vendors.  There will also be a blood drive, silent auction of sports memorabilia, vacation getaways and more.  In addition to entertainment, this is also a charitable event, delivering the bulk of the proceeds to the Center for Independence, a nonprofit organization that offers housing, day care, transportation and other services to the developmentally disabled in Pasco County.  Best of all, though, especially because Saturday is also Armed Forces Day, and with Memorial Day around the corner, it’s only fitting that a portion of the proceeds will also help a local wounded veteran in need.

So spread the word Florida!  Let’s get out to New Port Richey this Saturday!

Real Estate Advice – Suze Orman or Warren Buffett?

Florida’s real estate market, being what it is, I thought it was a good time to revisit this article.  Our unemployment rate is falling, and, according to UF’s Kelly A. Bergstrom Center for Real Estate Studies, Florida is enjoying an improving economy and lending environment.  Optimism is in the air, and with a positive market outlook, many Floridians may feel that they are in a position to take advantage of some of the opportunities available.  That said, it’s important to review some of the basics of home ownership.  …and who better to review with but those financial titans, Suze Orman and Warren Buffet.  Regardless of the economic climate, the article below is always a good starting point!!

You know Suze Orman – she delivers hardcore financial gut checks to everyday Americans on a regular basis.  In her latest book, The Money Class, she also recently delivered a pretty striking declaration: that the American Dream – which, for many, includes home ownership and upward economic mobility – is as dead as a doornail.  To back this up, she points to huge numbers of jobless and what she sees as the near impossibility of getting credit these days.

But you might also have heard of Warren Buffett.  He just so happens to be the third richest human being on the planet.  In Buffett’s most recent letter to his company’s shareholders, he, too, made a striking declaration of his feelings about owning a home: “[h]ome ownership makes sense for most Americans, particularly at today’s lower prices and bargain interest rates.”  And the Oracle of Omaha didn’t stop there – he literally raved about home ownership, saying that “the third best investment I ever made was the purchase of my home.”  Now, that’s a big statement from a guy whose investment decisions have earned him a net worth over $50 billion!

Suze says the American financial dream is dead. But Buffett says buy, and buy now.  Who’s right?  (And who’s wrong?!)

 Orman is right –that one extreme version of the American Dream is dead, but not the traditional American Dream of owning an affordable home that appreciates over time.  That basic premise of the value of homeownership is valid, but it may be valid for a smaller segment than ever before.  Orman believes that renters should save, save, save up every penny and they may never be a candidate to own a home.

Buffett believes now is the time to purchase as affordability has never been better.  Buffet wins here; he’s right that a home is a very strong investment, with abundant yields, both financial and emotional.  And according to our latest survey, the American Dream of homeownership lives on in the hearts of the 72 percent of Americans who say owning the place they live is a part of their personal American Dream.

How can you make sure your exercise in owning a home is set up to be like Buffett’s 3rd best investment (#s 1 and 2 were wedding rings, btw), rather than Orman’s image of the American nightmare?  Here are 3 basic steps Buffett urges every American who owns a home – or wants to – to include in their approach to home ownership.

1.  Ditch your “dream home” for a practical pad.  When it comes to homes and mortgages, bigger is not always better.  What is better is to buy a home that makes sense for your family’s future and its finances.  In Buffett’s own words, “a house can be a nightmare if the buyer’s eyes are bigger than his wallet and if a lender . . . facilitates his fantasy.”  Instead of buying dream homes, Buffett went on, the goal should be to buy a home you can afford. 

2.  When you buy, plan to hold.  Warren Buffett is worth $50 billion, and he still lives in the home he bought 52 years ago – for $31,500.  Many Americans got caught in the housing crash when they took on mortgages they could only sustain for a short period of time, then weren’t able to refinance as expected.  Buffett’s stock investing advice has long been to avoid making investments you can’t hold for at least 10 years.  Likewise, buying a home should be done with a long-term plan to avoid catastrophe when home values fluctuate in the short term.

3.  Mortgages should have fixed, affordable payments.  In his shareholder letter, Buffett points out that a housing company he holds has done vastly better than other real estate and mortgage industry players and attributes their success to the fact that “our approach was simply to get a meaningful down-payment and gear fixed monthly payments to a sensible percentage of income.”  Buffett believes these two mortgage musts are the key to avoiding foreclosure, opining that “[i]f home buyers throughout the country had behaved like our buyers, America would not have had the crisis that it did. . ..  This policy kept [the company] solvent and also kept buyers in their homes.” 

Unless you are one of those rare buyers who know their income will increase by a predictable amount at a predictable point in time, like a lawyer prepping for partnership, a good rule of thumb is to stick with a fixed mortgage payment (including taxes and insurance) that’s under 30 percent of your take home income.

Orlando’s iconic lake to host extreme water sports festival

Water skiing in Orlando’s Lake Eola is not something you expect to see!  In September, however, the City Beautiful will be hosting an “extreme water sports festival” featuring world-champion water skiers.  This two-day event will also include wakeboarding exhibitions, nighttime jumping competitions, music and a muscle-car show.  Held on the same weekend as the Surf Expo trade show in the Orange County Convention Center, the festival’s $100,000 purse should attract water skiing’s top talent, and plenty of spectators!! 

 Wondering why Lake Eola??  Well, it seems this is a nod to the lake’s history!  Skiers were part of the celebration when Eola’s fountain was unveiled in 1957 and had continued to perform there over the years since then.  So while this is new to us, it all fell into place as Orlando’s Mayor, Buddy Dyer, broke the news on Monday!  Joining Dyer in breaking the news were City Commissioner Patty Sheehan, professional skiers Ryan and Breanne Dodd and Freddy Krueger (holder of the world ski-jump record).  As a sample of things to come, Krueger even performed jumps from a ramp that was set up near the Lake Eola fountain.

Tickets are being sold for $15/day at www.soakedorlando.com for the festival on September 7th and 8th.  …and bring the kids along because this is a family affair!  For kids, ages 4-12, organizers have included a Kidz Zone, featuring extreme sports like rock climbing and bungee jumping, but there will also be face painting, caricatures and a magic show.  It seems there’ll be a little something for everybody…except maybe the swans!

The Festival of Chocolate Returns to Orlando

Greetings Chocolatiers and Chocolate Lovers alike!  I bid you good news.  The Festival of Chocolate returns to Orlando this weekend at the UCF Arena.  This three day event will satisfy all of you guilty chocolate pleasures.  If you love chocolate, and I’m sure you do, this is an event dripping in chocolate you just can’t pass up.  This traveling chocolate festival passes through Tampa, West Palm Beach, and Orlando every year.  And if you haven’t experienced it yet, well…It’s a chocolate festival!  What else needs to be said?

 

 

Vendors from all over will selling a wide variety of decadent chocolates as well as chocolate-inspired desserts and confections.  So when you arrive get “chipped up”.  The “Chocolate Chip” Coin is the only currency accepted by vendors.  You’ll be able find “Chocolate Chip” Coin Booths throughout the Festival or you can purchase them online through the event website.  Admission to this event is $15 for adults and $9 for children ages 2 – 12.  Those who purchase their tickets in advance will receive All Day Entry into Festival of Chocolate, $2 in Chocolate Chip Coins, an opportunity to be a Chocolate Judge (yummy!) and more.  Child Ticket Entrants will have an opportunity to win a spot in the Ice Cream Eating and Cookie Stacking Competitions.  All ticket purchases are for one day only.

Each day of the festival will feature chocolate competitions and demonstrations by students, vendors and Award-Winning and World Renown Chefs. The CFEC and the Orlando Mayor’s office is hosting another Job Fair in May.  This is open to all job seekers, so don’t let this opportunity slip away.  Dress professionally, because business dress is required.  If you have a resume, take several with you, as well as a pen and writing pad.  Be prepared to write down any pertinent information (e.g.- names of contacts, callback numbers).  If you don’t have a resume, there is still time to create one.  Classes and computers are available at Orange County libraries, if necessary.  If you are unable to create a resume, then, very neatly, write down your education, job history, list of skills and contact info.  You want to be as prepared as possible to answer any questions that a prospective employer may have.

There will be hundreds of upper, mid, and entry level career openings in all types of Central Florida Industries.  There will also be job seeker and educational resources on hand to assist you with your job search!  The company list isn’t available yet but will be posted as soon as possible.

17th Annual Key West Festival 2012

Savoring the Taste of Key West!

You don’t want to miss the Taste of Key West, Monday, April 23rd from 6pm to 9pm!!  Fifty of Key West’s most popular restaurants will be at the Truman Waterfront Pier sharing samplings from their menus, accompanied by the offerings from more than 100 vineyards and wineries.

This is one of the best festivals in the state for many reasons, one of which is the location – right where the Atlantic Ocean meets the Gulf of Mexico.  Imagine watching the sun set on the horizon while you enjoy a glass of wine, the cool breeze, and the aroma of food sizzling on a grill nearby.  This event has captured the attention of people near and far as attendance, each year, continues to grow!  Over the years, the wine choices have also become more and more eclectic, coming from all over the country, including organic vineyards.  The food has been diverse as well.  Chefs offer local seafood choices; European, Italian and Asian dishes; tropical and Caribbean foods; vegetarian cuisine and more.  …and by “more” I mean desserts, especially those of the key lime variety!

Admission to the 17th annual event is free.  Food and wine tickets are only $1, and it’s just $3-$8 for a “taste” at any one of the restaurants’ booths.  There is also a 2012 Commemorative Event wine glass for $6.  The proceeds go to the organization, AIDS Help (another great reason for attending!).  It’s their biggest fundraiser of the year.  AIDS Help is a non-profit organization that assists residents who are HIV positive in the Florida Keys with affordable housing, food, counseling,  and other support services.  AIDS Help was founded in 1986 by a group of people looking for ways to help those living with HIV and AIDS deal with the issues they had related to the disease. The agency also conducts health education and outreach programs aimed at reducing the impact of HIV throughout Monroe County.

While the gala doesn’t start until 6pm, tickets and the commemorative glasses can be purchased prior to the event.  Coupons are available online, at several locations on the island, and for those who arrive an hour early (5pm) at the Truman Waterfront.  Coupons are $25 for 20 food and beverage tickets, plus a collectable Taste of Key West wine glass.

Think Like A Man

Think Like A Man Is Probably the Funniest Movie of the Year

TLAM Movie Poster  “Think Like A Man” is a Sony Pictures release based on comedian/actor Steve Harvey’s bestselling book, Act Like A Lady, Think Like A Man.  The romantic comedy follows the relationships of four couples as they navigate the modern dating scene.  The ladies, played by Regina Hill of the Scary Movie franchise; Gabrielle Union, Good Deeds; Meagan “Goodie Good” Good; and Academy Award winner, Taraji P. Henson are fed up with unsatisfactory relationships and soon learn the error of their ways (from author by Steve Harvey) and begin to tip the dating scales in their favor.  And just when it seems all is lost for the fellas, Micheal Ealy, Barbershop; Jerry Ferrara, Entourage; Terrance J. 106&Park; and Romany Malco, 40 Year Old Virgin and The Showtime Original Series Weeds, they discover the source of their problems and attempt to set things back in their proper order only to get tangled up in their own web of lies.  Oh, what a tangled web– you know the rest.  What happens next is sort of the whole point of the movie so I’ll leave it to you to go see.

Think Like A Man” is a very balanced film, delivering something for both it’s male and female audience.  Rainforest Films did a great job with this.  The pairings work well and the cameos just don’t quit.  I don’t think there was anyone who was not in this film.  I even believe they snuck in a Boondocks cameo in the opening sequence.  It’s like a movie version of Jazz In The Gardens, providing punches all the way through.  Funny man Kevin Hart will have you laughing out loud and leaving with a smile on your face.  You’ll definitely get your money’s worth here.  Enjoy the ride, I certainly did. This is easily the funniest movie of the season.  In theaters April 20, 2012
